Maintaining indoor air quality in large corporate environments requires systematic HVAC hygiene management. This recent project involved a Grade A office building in Kuala Lumpur experiencing reduced airflow performance and increasing dust complaints from occupants.

The building operates 12 Air Handling Units (AHUs) serving multiple office floors. Over time, internal duct surfaces had accumulated particulate matter, while several filters were partially blocked, restricting airflow distribution to workstations.
Issues Identified
During inspection and system assessment, we identified:
Significant dust accumulation inside supply and return ducts
Clogged filters affecting static pressure balance
Reduced airflow at selected workstation zones
Early signs of coil fouling reducing heat exchange efficiency
These issues not only compromised indoor air quality (IAQ), but also impacted HVAC energy efficiency and occupant comfort.
Technical Execution
Our team conducted sectional duct cleaning using mechanical brushing and negative pressure extraction to remove adhered contaminants. All 12 AHUs underwent:
Internal chamber cleaning
Blower section cleaning
Drain pan inspection
Coil surface cleaning to restore thermal efficiency
Filters were replaced with new units meeting specified filtration standards. Post-cleaning airflow inspection was performed to verify performance restoration.
